Extra Care Scheme at Bicton, Shrewsbury

Sale of land for extra care apartments and elderly persons supported live-in bungalows plus commercial units in Holyhead Road, Bicton, Shrewsbury.

Peter Richards & Co. have assisted the land-owning family over the last 10 years in pursuit of promotion of their land through the Local Plan and successfully promoting it to be included as part of the Local Plan as a medical and care related allocation.


Subsequently, in 2015 the first phase of the development was sold by Peter Richards & Co. for 85 extra care apartments (The Coppice Extra Care Scheme) to Wrekin Housing Group.


In 2021, the remaining land – including 28 extra care apartments with a bridge link to The Coppice, 26 elderly persons and supportive living bungalows, plus commercial development – was successfully sold to Wrekin Housing.


The long-term nature of promoting land and subsequently looking to sell it for a suitable end use is evident as it has taken in excess of a decade of hard work to get this land through the Local Plan and subsequently disposed for an optimum value.


Peter Richards & Co. have maintained a good relationship with the vendors by keeping them regularly informed and ultimately negotiating agreeable terms with suitable developers.
